📍 West Rockhill Township / Sellersville

215 Cathill Rd Informal sketch only — no application filed YET

October 14, 2025

Developers National Land Developers and Greener by Design present an informal sketch plan for a data center at 215 Cathill Road to the West Rockhill Planning Commission.

February 2026

West Rockhill Board of Supervisors approves advertising a zoning ordinance amendment to regulate data centers — proactively, before any application is filed.

March 2026

Planning Commission reviews ordinance; requests significant changes including closed-loop water system, 35-acre minimum lot size, and time limits on water pumping.

April 15, 2026

~150–200 residents pack the township meeting room (capacity ~40) for a public hearing. Residents voice concerns about water, noise, fire safety, and NDAs. Board unanimously passes first version of ordinance but promises revisions. Residents carry "No Data Center" signs outside.

May 20, 2026:

Board of Supervisors introduced a second, more comprehensive revised ordinance. See ‘local meetings’ tab of this website for details.

📍 East Rockhill Township

April 28, 2026

East Rockhill Board of Supervisors approves advertisement of a data center zoning ordinance — similar to West Rockhill's. Restricts data centers to industrial districts near Pennridge Airport with a 50-acre minimum lot size and 45-foot height limit. A 60-day advertising period will be followed by a public hearing and final vote.

📍 Falls Township — Amazon at Keystone Trade Center

Falls Township supervisors begin reviewing NorthPoint Development plans for the former U.S. Steel/Fairless Works site (1,800 acres).

2021

Site designated a Keystone Opportunity Investment Zone through 2035, offering significant tax breaks.

November 2024

Falls Township supervisors approve a nondisclosure agreement for a proposed data center project at Keystone Trade Center — identity of developer not disclosed.

March 2025

Falls supervisors approve revised land development plans converting planned distribution center to a "digital infrastructure campus" of 10 structures totaling 2M+ sq ft.

June 9, 2025

Amazon publicly announces $20B Pennsylvania investment. Falls Township campus confirmed — already under construction. Gov. Shapiro calls it the largest private investment in state history.

August 2025

Gov. Shapiro visits Keystone Trade Center to tout streamlined permitting. State fast-tracks project. Federal market monitor files concerns with FERC over ratepayer risk in Amazon/PECO transmission agreement.

Now (2026)

Construction ongoing. Community opposition growing. FERC proceedings on transmission agreement continue. Amazon announced $100K community grant fund for Bucks County schools and nonprofits.
